Wedgewood prides itself in providing customized services to its clients in order to meet their long and short term goals. We closely monitor all activities and procedures to ensure client satisfaction. Budgeting is based on the clients’ needs with a focus on continuously improving the bottom line. Wedgewood clearly understands the agency relationship and the client always comes first.

Wedgewood is an approved HUD and MSHDA management firm and has established long-term working relationships with the personnel at both agencies. We are keenly aware of the regulations set forth by both agencies and manage with this in mind.

We welcome monthly meetings with ownership to monitor progress towards established goals and to modify when necessary.

Financial Services

Wedgewood will provide a customized budget for you with your goals always primary. We are trained in and have the capabilities to perform specialized budgets for market rate as well as HUD and MSHDA properties.

Our clients receive accurate and comprehensive monthly reports whereby they are able to see the monthly activity as well as year to date activity on their property.

Wedgewood aggressively collects monthly rents and ensures that the receivables are within acceptable limits.

Our financial system integrates a system of checks and balances and utilizes a computer system specifically geared towards property management functions. Monthly bank reconciliations and general ledger reviews are also carefully scrutinized. Our financial department works very closely with and provides all information needed for the firms you hire to perform the annual audited financial statements.

Wedgewood can also assist owners in obtaining refinancing, grants and City funds for properties in need. Additionally we stay on top of and are able to participate in any utility upgrading and replacing of appliances and fixtures.

Leasing and Marketing

A customized marketing plan for each property is provided to ownership. Our leasing staff is trained to close on first visits and the entire staff understands and works daily on curb appeal to assist with this goal. Competitive Studies are updated monthly providing us the ability to determine the market, attract qualified prospects and move them in as soon as possible. All prospects are thoroughly screened and criminal screening is performed on any occupant 18 years of age or older.

Resident retention is a primary goal for all leasing, management and maintenance staff and they fully understand this is an on-going process. Resident retention success is bottom line success!

Our staff is geared towards and able to provide social and special services to residents in elderly properties requiring these services. Ms. Austin teaches leasing and marketing techniques for IREM and her knowledge is passed on to each staff member.

Maintenance

Our maintenance staff are specifically screened, tested and hired to perform most maintenance functions in-house, rather than to have to engage contract services. We do, however have access to qualified, cost effective contractors, when needed. Our staff also provides 24 hour emergency services.

By performing annual unit inspections and routine inspections of the mechanical systems, we are able to provide preventive rather than reactive maintenance service.

All of our sites use a purchase order system in order to track and inventory supplies, thereby avoiding the daily trips to the hardware store. This too, assists with your bottom line.

Capital budgets are performed annually and long term capital budgets and reserve studies are also available so that pro-active planning can be performed.
